Yeppoon is part of the Livingstone Shire in Queensland, recognised by the State Government as being the fastest growing area in the Fitzroy division in the year leading up to June 20061.

The population growth is greatly due to the rapid expansion of the mining industry resulting in the boom of the Central Queensland economy.
Many are realising the potential of the coast for their investment after living on the land and finding the prices there steadily climbing due to demand from the mining industry.

The area is also supported by a strong regional economy- its growth driven by employment associated with the Rydges Capricorn Resort, Keppel Bay Marina, Great Barrier Reef International Resort, the building industry and land development.

Having grown to become one of the Capricorn Coasts major regional centres along with Emu Park, Yeppoon’s growth is also driven by

  • Mineral wealth in the nearby Kunwarra Shire and further north near Malborough. The A$1.5 billion Comalco Aluminia Refinery recently opened Gladstone will produce 1.4 million tonnes of smelter grade alumina every year.
  • The fishing and grazing industries, with the area having the biggest beef herd numbers in the region.
  • Conference related tourism.
  • Pineapple and rare fruit production and overseas interest in the industry.
  • Forestry and small business in the Shire, particularly the State Government pine forest at Byfield, adding employment potential.

Along with economic growth in the Livingstone Shire, commitments to the improvement of infrastructure in the area have already been made, with reports that tens of billions of dollars have been set aside for the development of the shire in the next two decades.

Property analysts have been comparing the capital growth performance of waterfront properties as compared to non-coastal locations and findings clearly show waterfront properties to be way in front.

“We have found that waterfront property is more resistant to a downturn in the residential cycle and our findings support the notion that prime waterfront property held in good precincts is recession-proof.”
